The First Time Home Buyer Checklist

If you're thinking of buying your first home then chances are, you may feel a bit overwhelmed by it. You just want to have a house of your own - but there are so many hoops to jump through, and you're not sure you even know what half of them are! Googling doesn't help much either - you're just bombarded with jargon, horror stories and sales pitches... Wouldn't it be handy to just have a simple first time home buyer checklist of all things you need to do or remember in order to buy your first home?

  • Decide your budget

  • Save your deposit (you'll usually need at least 10%)

  • Find a good mortgage broker (ahem... 👋)

  • Ask your broker if you're eligible for any 'help to buy' schemes

  • Create a list of all the associated costs of buying a house (your mortgage broker can help with this).

  • Check your credit report

  • Obtain a 'mortgage in principle' - your broker will help you with this too

  • Research the area where you want to purchase your property

  • Create a list of 'must haves' for your new home

  • Find a property

  • Remember to ask all the right questions when you got to view homes.

  • Consider going to visit your chosen property twice - ideally at a different time of day.

  • Make an offer

  • Arrange a mortgage - easy, if you've got a broker you've been working with

  • Find a property solicitor (your estate agent may recommend one - but do your research)

  • Get a survey on your chosen property - we recommend paying for a full survey, especially if you're buying an older property.

  • Get a list of fixtures and fittings included in the purchase

  • Find a removal firm (or book a van if you're going the DIY route)

  • Exchange contracts

  • Arrange a completion date

  • Pick up your keys and you're in!

Mr W works abroad but wanted to buy a buy to let property, most lenders will require him to own and live in in a mortgaged property in the UK, however we found a lender that would lend at sensible interest rates for a new buy to let purchase.

Mr C wanted to buy a student house in Lincoln via a limited company to take advantage of the income tax benefits of this. He spoke with other brokers and high street lenders all of which said it wasn’t possible. We found a building society who specialise in this with sensible fees and interest rates.
