5 Easy Ways to Increase the Value of Your Home

When you're selling your home you want to get the very best price that you can - preferably without spending a fortune on renovation and extensions! Sure, adding an extra bathroom will increase the value of your home - but what if you don't have the money available for such a big project?

Thankfully, there are lots of ways that you can boost the value of your home without the large price tag....

1) Make a Good First Impression

We all know that first impressions matter, right? So make sure that your home is ready to wow people right from the moment they see it.  We often miss the little things that we see each day - the cracked or peeling paint, the not so clean windows...

Take a moment to go and stand outside your house and have a good look through the eyes of a potential buyer. What can you see that might put people off?

A few things to look out for are:

❌ Doors and windows that need repainting

❌ Old and worn looking garage door

❌ Brickwork that needs repointing

❌ Cracked or broken cladding

There are also some really simple ways that you can improve the curb appeal of your home:

✅ Adding climbing plants or a trellis

✅ Repainting the walls

✅ Replacing the door number or name

✅ Getting rid of that novelty door bell... 😜

2) Check Your Lighting

It's amazing what a difference good lighting makes! Consider the impact that you're trying to create with each room and what kind of lighting will work best to achieve it.

For example, you'll probably want to ensure that your kitchen is lit brightly (no one wants to cook in the dark!) and your bedrooms may have softer lighting.

If people are viewing your home during the day, then natural light often works best.

3) Declutter

Even if you just shove it all in a cupboard - get the clutter out of sight. I really does make a difference!

Your potential buyers want to imagine themselves living in your house and that's much easier to do when it isn't covered with your stuff...

4) Use Neutral Tones

You may LOVE that bright turquoise colour in the lounge - but your viewers may not!

Spend some time re-decorating any of the more ... ahem .... 'loud' colour choices in your home and you'll be making it a lot easier for potential buyers to imagine themselves living there.

5) Fix Any Issues

Most savvy home buyers will be on the lookout for potential problems with your home so don't give them a reason to say no! Here's a list of some little issues which, if left unfixed, could have a big impact on the value of your home....

❌ Dripping taps

❌ Peeling paint

❌ Damp or mould on the walls

So you really can increase the value of your home with just a few easy tweaks - and when it comes to moving home we're all about keeping things simple!

That being said, if you're looking for more ambitious ways to add ££'s to the value of your house, then check out these tips from propertypriceadvice.co.uk

Mr L

Mr L hadn’t sold his house but had found the house of his dreams, we arranged a mortgage that allowed him to buy his new house without selling and a mortgage that was flexible enough for him to pay a large amount off when he sells his house.

Miss G

Miss G sold her house and had found a new house, it all looked straight forward but she had a historical bankruptcy which meant lots of lenders were declining her. We found her a mainstream high street lender that would offer a mortgage even with her previous bankruptcy.

Mr W

Mr W works abroad but wanted to buy a buy to let property, most lenders will require him to own and live in in a mortgaged property in the UK, however we found a lender that would lend at sensible interest rates for a new buy to let purchase.

Mr C

Mr C wanted to buy a student house in Lincoln via a limited company to take advantage of the income tax benefits of this. He spoke with other brokers and high street lenders all of which said it wasn’t possible. We found a building society who specialise in this with sensible fees and interest rates.
